LuxJB is a family-owned business and operates as an owner-developer, ensuring a personal touch and top-notch quality in every villa & mansion we own and manage. Unlike other rentals and vacation rental companies in LA, our estates have been custom designed as luxury vacation rentals.

We prefer to maintain exclusivity and be highly selective about where our properties are listed and promoted. Other than Airbnb & VRBO we currently do not allow third parties to promote our villas on their websites.
We only advertise them on Airbnb and VRBO but without an instant booking option. This strategic decision allows us full control over the calendar, rates & booking policies.

Our smallest villa has 5 bedrooms, 6 baths, and can accommodate 10 guests. Our mega-mansions feature 7+ bedrooms, 10+ baths, and can accommodate up to 18 guests. Sizes vary from 6,500 sqft to 3 acres.
✔️ GUEST PROFILE
90% of our guests are families with children, and business travelers who typically stay with us for an average of 1-2 weeks during the low season and up to 1-3 months during summer. We exclusively cater to high-profile families and individuals seeking ultra-luxury accommodations. Please note that we do not welcome teens or locals seeking a party pad.

✔️ YOUR COMMISSION
Your commission will NOT be included in the quoted prices. You’re welcome to add it on top, or let us know if you’d prefer we incorporate it into the quoted rate for your client.
*Since we are the homeowners, the rates listed on our website are already 10–20% lower for direct bookers. In other words, the rates on Vrbo and Airbnb are typically 10–20% higher compared to those on our site.
✔️ COMPARING OUR RATES on AIRBNB & VRBO vs. DIRECT
While comparing rates on Airbnb &VRBO, you must add the guest count (such as 14) and selected dates to view the actual price for your dates and click the ‘RESERVE’ button to view the total price after taxes and fees. (Ensure to review the House Rules section for any additional fees that may apply to your stay)
For instance, booking for 5 people offers a 20-30% discount, whereas booking for 16 people may double the standard rate.
*As indicated on Airbnb & VRBO, our properties are NOT available for instant booking. Guests (you) can only send an inquiry but cannot book it without our approval. Meaning, guest (you) must first inquire to check availability and final pricing.

FRIENDLY REMINDERS
✔️ RENTAL CONTRACT (Via DOCUSIGN)
Guest (main guest / renter) must sign our rental contract.
✔️ SECURITY (Damage) DEPOSIT
Minimum refundable damage deposit of $3,000 is charged directly (by us) to the guest’s credit card. The deposit ranges from $3,000 to $150,000, varying depending on the villa/mansion and the duration of the stay.
✔️ COMMUNICATION with GUESTS
To avoid conflicts and ensure a smooth stay, we prefer to be in direct contact with the guest during the booking process and their stay.
✔️ NO SELF-CHECK-IN
Our villa managers meet and greet the guests at check-in. They provide a walkthrough of the house manual, ensuring a personalized and informative welcome experience.
✔️ CANCELLATION POLICY
No refunds for cancellations made less than 60 days before the booking. (90 days during the peak season).
