We have extensive experience working with realtors, global concierge companies and travel agencies, welcoming UHNW and Royal families for many years.
Our website exists to help guests book more safely and cost-effectively. 77% of our guests choose to book directly with us, through our website for the best rates and personalized service.
During peak seasons, we do not accept bookings via other platforms (Airbnb / VRBO). Due to high demand, our villas are available for direct bookers only.
*Airbnb / VRBO does not show our real-time availability. Do not rely on their calendars as they don’t show pending or pre-approved reservations.

KEY NOTES for TRAVEL AGENCIES, REALTORS & BROKERS

The rates on our website are 10–15% lower compare to Airbnb / VRBO, as they exclude agent commissions, third-party markups, and platform fees like those on Airbnb or VRBO. Additional discounts are not offered.
✔️ AGENCY / BROKER COMMISSIONS (Referral Fees)
Your commission will NOT be included in the quoted prices. You’re welcome to add it on top, or let us know if you’d prefer we incorporate it into the quoted rate for your client.

✔️ COMPARING OUR RATES with AirBnB and VRBO
While comparing rates on Airbnb / VRBO, you must add the guest count (such as 14) and selected dates to view the actual price for your dates on Airbnb / VRBO and click the ‘RESERVE’ button to view the total price after taxes and fees. (Ensure to review the House Rules section for any additional fees that may apply to your stay)
For instance, booking for 5 people offers a 20-30% discount, whereas booking for 16 people may double the standard rate.
*As indicated on Airbnb & VRBO, our properties are NOT available for instant booking. Guests can only send an inquiry but cannot book it without our approval. Note that, Airbnb & VRBO don’t reveal the final price after taxes and their commissions, until you submit a formal request.

FRIENDLY REMINDERS
✔️ LENGTH OF STAY
The average length of stay varies by villa or mansion. Please note that during peak seasons, availability for short stays is limited. Please refer to villa pages for min. stay requirements.
✔️ RENTAL CONTRACT (Via DOCUSIGN)
As per our security protocols and for liability and insurance purposes, the main guest / renter is required to sign our rental contract.
✔️ SECURITY (Damage) DEPOSIT
The security deposit is refundable and ranges from $3,000 to $150,000, varying depending on the villa/mansion and the duration of the stay.
✔️ COMMUNICATION with GUESTS
To avoid conflicts and ensure a smooth stay, we prefer to be in direct contact with the guest during the booking process and their stay.
✔️ NO SELF-CHECK-IN
Our villa managers meet and greet the guests at check-in. They provide a walkthrough of the house manual, ensuring a personalized and informative welcome experience.
✔️ NO OUTSIDE VENDORS
Guests (you) are NOT permitted to bring their own chefs, maids, or massage therapists. These services are provided exclusively by us, in-house.
✔️ CANCELLATION POLICY
Most reservations are NON-REFUNDABLE. Depending on the season and the specific villa, no refunds are issued for cancellations made less than 90 days before the booking.

We prefer to maintain exclusivity and be highly selective about where our properties are listed and promoted. We currently do not allow third parties to promote our villas on their websites.
We only advertise them on Airbnb and VRBO but without an instant booking option. This strategic decision allows us full control over the calendar, rates & booking policies.

We maintain an 88% year-round occupancy rate—higher than many hotels. Most of our guests book months in advance, so finding availability on short notice can be challenging, especially during the summer and holiday seasons.
✔️ NO MIDDLE-MAN!
As our booking partner, you will be directly in touch with us, ensuring a smooth and seamless process before, during, and after the booking. This means there is no middleman—no delayed responses, no “double bookings,” no last-minute host cancellations, and no inaccurate or missing amenities (false advertising) that you might typically experience with VRC.

Our villas and mansions aren’t just big—they’re in a league of their own. Our villas offer up to 8 beds and can accommodate up to 16 guests, while our mansions feature up to 10 beds and can accommodate up to 18 guests. Lot sizes vary from 6,500 sqft to 3 acres.

90% of our guests are families with children, and business travelers who typically stay with us for an average of 1-2 weeks during the low season and up 2-3 months during summer. We exclusively cater to high-profile families and individuals seeking ultra-luxury accommodations. Please note that we do not welcome teens or groups seeking a party pad.
