Approximately 50% of our bookings are secured at least three months in advance. Guests stay an average of one week during the off-season and up to eight weeks in the summer. You won’t find us everywhere. “$2.4 Million For a Rental: Rich Tourists are Booking Villa Royale, The Crown Jewel of LuxJB for the Olympics”

Thank you, Jack, for taking the time to visit and dive into what’s happening in the Beverly Hills luxury rental market. Hank shared: “If you’re a world-famous personality traveling with your security team, podcast crew, hairstylist, and makeup artist — a group of nine people who all need their own space — you can’t exactly stay in a crowded hotel surrounded by paparazzi. You need privacy, comfort, and room to breathe. And let’s not forget, hotel rooms in LA are often half the size and twice the price of those in Europe or Asia — especially in Beverly Hills.

Now, looking at short-term rentals such as vacation homes and Airbnbs — there are roughly 20,000 active listings in Los Angeles. Out of those, only about 750 are single-family estates, and just 30% of those are located in safe, family-friendly neighborhoods close to major attractions. When you narrow it down to +5-bedroom luxury villas with private pools in areas like Beverly Hills and West Hollywood, the number drops to about 90.  For 6-bedroom villas, there are only 38— and for 7-bedroom properties, just 15 in total. (8 of those belong to us.) That’s why our clients – a major global sports brand – booked early”

Currently, 5 of our 15 villas and mansions are already fully booked for summer 2028, and at this pace we expect to be fully booked by the end of 2026.

If you’re an elite traveler, a global brand, a major news outlet, or simply a large family or group, and you haven’t secured your stay for 2028 yet, you’re taking a serious risk. If you don’t secure your accommodation by summer 2026, by the time 2027 or 2028 arrives, you’ll either be paying double the price or stuck in a basic hotel — or worse, a low-end Airbnb miles away from where you actually want to be.”

That’s why we can confidently make that commitment. The most common issue with Airbnb hosts, concierge companies is that they can’t guarantee mid or long-term availability.

Nearly one out of every three bookings gets canceled by the Airbnb hosts. Concierge companies have also no control over what the actual property owner might decide in the next few years — the owner could sell, lease long-term, or simply change plans, leaving these companies and their guests in limbo. We get this question a lot: why are people or companies booking 2.5 years in advance for the Olympics? We tell them it’s not “too early.” It’s simply the smart move. Los Angeles is one of the greatest cities in the world, but we don’t have nearly enough accommodation capacity to welcome millions of visitors at once. To put things in perspective, Paris saw around 11 million visitors during the 2024 Olympics. Of those, roughly 3 million were tourists staying more than a week.

For the 2028 Los Angeles Olympics, the city is expecting around 15 million visitors, including roughly 4 million tourists. Even if just 5% of them seek luxury or group accommodations, that’s about 200,000 people — so the real question is, where will they all stay? LA might have amazing hotels, but when it comes to accommodating luxury travelers, large families, or groups who want privacy and security in safe, upscale neighborhoods, the options shrink fast.
