LuxJB is a family-owned business. We are luxury-developers, ensuring a personal touch and top-notch quality in every villa & mansion we own and manage. Unlike other rentals and vacation rental companies in LA, our estates have been custom designed as luxury vacation rentals.

There is no middle-man and a hotel-level experience that guests can trust from beginning to end. Booking directly with us means guests avoid commissions (between 10% to 40%) typically charged by concierge, VR agencies.

While comparing rates on Airbnb / VRBO, you must add the guest count (such as 14) and selected dates to view the actual price for your dates on Airbnb / VRBO and click the ‘RESERVE’ button to view the total price after taxes and fees. (Ensure to review the House Rules section for any additional fees that may apply to your stay)

For instance, booking for 5 people offers a 20-30% discount, whereas booking for 16 people may double the standard rate

✔️ RENTAL CONTRACT (Via DOCUSIGN)
As per our security protocols and for liability and insurance purposes, the main guest / renter is required to sign our rental contract.

✔️ SECURITY (Damage) DEPOSIT
The security deposit is refundable and ranges from $3,000 to $150,000, varying depending on the villa/mansion and the duration of the stay.

✔️ COMMUNICATION with GUESTS
To avoid conflicts and ensure a smooth stay, we prefer to be in direct contact with the guest during the booking process and their stay.

✔️ NO SELF-CHECK-IN
Our villa managers meet and greet the guests at check-in. They provide a walkthrough of the house manual, ensuring a personalized and informative welcome experience.

✔️ NO OUTSIDE VENDORS
Guests (you) are NOT permitted to bring their own chefs, maids, or massage therapists. These services are provided exclusively by us, in-house.

✔️ CANCELLATION POLICY
No refunds for cancellations made less than 60 days before the booking. (90 days during the peak season).

Stark Collection isn’t your typical vacation rental. Its standards rivals luxury hotels like the Four Seasons—offering VVIP guests unmatched privacy, elegance, and service.

Villa Mandarin, Villa Colette, Villa Ruya & Villa Royale are brand-new +$30 million mega-mansions, built within the last two years. Average stay is 3 months and only a handful of families have had the privilege of staying in these exceptional homes.

Due to high demand, we carefully curate each stay to ensure it aligns with the elevated standards we uphold. Popularity, financial status alone don’t guarantee a booking.

These one-of-a-kind estates are custom-built from the ground up to provide luxurious accommodations that cater to the most refined tastes. Each mansion offers a minimum of 27,000 sqft of indoor & outdoor living space, specifically designed for first-class travelers. With 7 to 9 bedrooms, they comfortably accommodate up to 18 guests.

HOUSE RULES

We want our guests to have a wonderful experience in our luxury homes. However, please note that vacation rentals are subject to the same hospitality laws as hotels. There are strict regulations on vacation rentals enforced by LA City. As part of our commitment to maintaining safety and health standards, we uphold a zero-tolerance policy for non-compliance. Thank you for your understanding and cooperation.

HOUSE RULES

1) Price depends on number of occupants. Rental price increases based on how many people are staying with you. To ensure the most accurate pricing, RENTERS must provide the correct number of guests (including children) when submitting their inquiry. Villa rates are subject to change without notice and are not confirmed until reservations are booked and paid in full.

📌 If the infant is older than 2, should be submitted as ‘children’.

2) To comply with local regulations and to ensure the safety of yourself and others and our property, you must sign the rental contract, which will be sent via docusign; an E@contract reflecting the same rules as below.

📌 To receive the rental contract, RENTER must provide their ID and e-mail address.

3) To comply with local jurisdiction, main RENTER (signee/payer) must be at least 21 years old to book the property.

4) Refundable security (damage) deposit varies depending on the villa and length of stay and will be charged anytime after booking confirmation. If there are no issues, security deposit will be refunded in full, after check out.

5) No self check-in: Our property manager will personally greet RENTER at check-in and provide a walk-through of the house manual.

6) RENTER must be present during check-in to receive the keys. 

📌 Passport or driver’s license is mandatory for check-in. The information on RENTERS’ IDs must correspond to the RENTERS’ names as stated in the contract.

📌 Any reservation determined to have been obtained under false pretenses will result in the denial of check-in privileges. If deceptive or misleading information, including the use of an invalid payment method, credit card, or identification, was employed to secure the reservation, access to the property will not be permitted. Such actions may, at the discretion of LuxJB, lead to the cancellation of the reservation and termination of the rental contract, at any time, without any refund.

 7) NO PARTIES 🚫 NO LOUD MUSIC or PORTABLE SPEAKERS 🚫

📌 All outdoor & indoor speakers at Villa Bond, Fendi and Pasha have been disabled in compliance with City’s Zero Tolerance Policy. (Villa Mandarin, Colette, Ruya, Royale’s indoor speakers are exempt.)

8) Quiet Hours: 09 pm to 9 am Our properties are situated in peaceful, family friendly neighborhood.

📌 NoiseAware System Properties: NoiseAware does not record any conversations, only monitors noise levels.

9) Check-in is @4 pm, check-out is @10 am  Requests for early check-in and late check-out will be considered based on availability and may incur an additional cost.

📌 Unless a different time is agreed to by LuxJB, check-in shall be at 4:00 pm with a grace period until 6:00 pm. RENTER shall notify LuxJB if they anticipate check in will occur after 4:00 pm or check out will be earlier than 10:00 am.

10) CHECK-OUT RENTER must meet with LuxJB to complete RENTER’s check out from the Property.

*The security deposit will not be refunded in the presence of unpleasant odors or bad smells at the time of check-out, including evidence of smoking or vaping.

11) DAMAGES: RENTER must  promptly notify LuxJB of any damage or malfunction so that LuxJB can repair or replace the affected item before the next RENTERS’ arrival.

📌 RENTER is responsible for the full replacement cost of any item, furniture damaged on the PROPERTY and replacement of missing items. If, as a result of RENTER’S damage to the PROPERTY, LuxJB has to cancel future reservations and/or is unable to accommodate future renters, RENTER shall be liable for any damages and lost profits to LuxJB associated therewith.

12) MAXIMUM OCCUPANCY: The maximum number of people allowed to occupy the property is restricted to the number specified in RENTER’S reservation, including children. Any increase in the number of occupants must be communicated to LuxJB in advance and may result in an increase in the booking amount.

📌 GUEST HOUSE (VILLA PASHA): The Guest House contains the 7th bedroom. If RENTER would like to gain access to the GUEST HOUSE, $500 will be charged additionally.

13) VILLA FENDI “12 GUESTS (8 beds)” POLICY: Standard set up: 5 king beds + 2 foldable twin beds can be added upon request. One king bed can be converted into 2 twins, for a total of 8 beds. Villa can accommodate up to 12 guests, if 2 foldable twin beds are added. Please ensure to review the photos for clarification. Foldable beds must be requested prior to contract signing. Based on RENTER’s placement preference, we’ll set them up prior to your arrival. Requests for foldable beds AFTER CHECK-IN WON’T BE ACCEPTED. We are not responsible for any issues, delays, or inconvenience caused if the request wasn’t made prior to contract signing. 14) VISITORS: To ensure a pleasant stay for all RENTERS, we kindly request that you communicate with us regarding any potential visitors during your reservation. Visitors are not allowed unless pre-approved by LuxJB.

SECURITY CAMERAS: Privacy and comfort are a priority for our guests. Please acknowledge that security cameras monitor the property as well as devices for monitoring excessive noise and capacity inside the home. (NOISEAWARE). Security cameras can be located on all angles of the exterior property, including pool & common areas. All cameras are visible, allowing guests full access to the monitoring system throughout their stay. However, the camera in the living room, facing towards the windows, and the backyard cameras will NOT be available to HOST during the guest’s stay.

15) CHEF & OUTSIDE VENDORS 🚫 : Private, in-house chef & maid & house keeping services are available, therefore, NO outside vendors, chefs permitted. Hiring any third party persons or companies for these services not through LuxJB or without LuxJB’s prior written permission are grounds for immediate termination of the rental contract and the forfeiture of the entire rental fee and the security deposit. This does not apply to food or grocery deliveries—you are welcome to order food & groceries to the villa.

📌 CHEF: Rates vary based on several factors. Final pricing provided after guest’s consultation. Min. 21 days’ advance notice required.

📌 (If booked via Airbnb) As per our security, liability, and health protocols, services offered through the AirBnB App (Airbnb Experiences) or any other APP; such as private CHEFS, MASSAGE THERAPISTS, MIXOLOGISTS, CATERING, etc. ARE STRICTLY PROHIBITED. Any violation will result in immediate termination of the reservation without refund.

16) POOL & SPA HEAT: If you want the pool heated, must give 48 hours notice prior to check in. Extra: $400 for the first day, $200/per day, each day after. ($300/day for BH Flats & Villa Alfi)

📌 Pool Heat: 8 am to 10 pm. Spa Heat: 5 pm – 7 pm. (Time frame may vary: 4-6 pm or 6-8 pm). SPA heating hours cannot be extended or adjusted due to its integration with the pool heating system. (As it’s an IN POOL-SPA).

📌 For safety purposes, pool/spa is off limits after 10 pm. (Beverly Hills Flats villas may be exempt.)

📌 Safety Notice: Never leave children unsupervised; there is no lifeguard on duty. Additionally, please refrain from using glassware near the pool area.

17) 2 Car parking. (Garage & private driveway). Sidewalks must not be blocked. (Min. 5 parking spaces at Villa Ruya, Royale, Colette, Santi, Javu, Gemma & Mandarin)

18) MID-STAY HOUSE KEEPING (Pasha, Bond, Fendi, Stella, Waldorf): Mandatory mid-stay cleaning for 5+ nights, $575 (start at) per service, every 5 days. 

📌DAILY MAID SERVICE (Mandatory for Villa Alfi, Villa Mandarin): $375/day will be charged additionally. Mandatory for 3 night-stays. Includes light cleaning, bed making (with sheet changes every 3 days), towel refresh, sanitizing bathrooms, tidying up common areas, taking out trash, and cleaning the kitchens.

📌Cleaning fee on invoice is for standard “EXIT” cleaning.

19) VILLA ALFI FIREPLACE, ROOFTOP ACCESS & SMOKING POLICY 🚫 : The property is located in a high brush fire zone. No open flames, candles, or wood-burning devices are allowed. No smoking is permitted inside or outside the home. Rooftop access is not allowed after 10 PM. Never leave fireplaces unattended, and always turn them off when leaving the room or rooftop. Children are not allowed on the rooftop without adult supervision. 

20) Events, commercial filming & photo shootings are not allowed. Please inquire for rates & policies for such activities.

21) NO SMOKING, VAPING or HOOKAH 🚫 : All our properties are equipped with smoke detectors*, and LuxJB teams will be notified instantly if smoke is detected. Any evidence of smoking or vaping—including the smell of e-cigarettes or vape smoke inside the home and/or, for certain homes, in the backyard—will result in the immediate termination of the reservation without any refund. Additionally, the RENTER agrees to forfeit the security deposit and authorizes LuxJB to charge a minimum of $10,000 as a penalty.

LuxJB retains the right to cancel the reservation, without refund, both before and after check-in if substantial evidence suggests that the RENTER may violate the contract or house rules, particularly the no-smoking/vaping policy, thereby posing a potential risk of property damage.

*Important Notice: The smoke and vapor detectors may automatically alert the fire department. A $10,000 fee will be charged for any false alarms or rule violations, to be paid by the RENTER.

22) ODORS, COOKING, AND VENTILATION: Please use the kitchen ventilation hood and/or open windows while cooking. Frying, grilling, or cooking with strong ingredients without turning on the ventilation hood is not allowed, as odors can penetrate furniture and bedding. Any damage, extra cleaning, or sanitation costs caused by strong odors will be charged to the RENTER.

23) NO PETS 🚫.

24) House rules violations may result in immediate eviction without refund for the remaining rental days and forfeiture of the security deposit.

25) WEATHER CONDITIONS, HURRICANES, STORMS, ACTS OF GOD, PANDEMICS, GOVERNMENT ACTIONS, FORCE MAJEURE:RENTER assumes the risks of any and all causes that may require the RENTER to cancel his/her reservation. There are NO REFUNDS for any occurrences whatsoever, whether natural, man-made, or other, including but not limited to, tornadoes, hurricanes, storms or other weather conditions, pandemics, biological outbreaks, any governmental actions of any sort, Acts of God, armed conflicts, or civil disturbances. The list is illustrative only and does not constitute an exhaustive list of occurrences that may cause a renter to cancel. Optional travel insurance is highly recommended for RENTER’S protection through a third-party provider. In the event any occurrence results in the cancellation of the booking by RENTER, LuxJB will not be held responsible for the RENTER’s cancellation nor for the refunding of any payments. LuxJB will also not be held responsible for reimbursement of payments from other services that the RENTER has hired.
