We maintain an 88% year-round occupancy rate—higher than many hotels. Most of our guests book months in advance, so finding availability on short notice can be challenging, especially during the summer and holiday seasons.
Rates ($)
Vary depending on the season, villa / mansion, number of guests, and duration of stay. The base rates listed on our website (start at) are already 10–20% lower for direct bookings, as they exclude agent commissions, third-party markups, and platform fees like those on Airbnb or VRBO. Additional discounts are not offered.

Airbnb & Vrbo Rates vs LuxJB
While comparing our rates on Airbnb / VRBO, you must enter the guest count (such as 14) and selected dates to view the actual price for your dates on Airbnb / VRBO and click the ‘RESERVE’ button to view the total price after taxes and fees.
Rates on Airbnb / Vrbo increase automatically when dates guest counts, fees, taxes are submitted. Ensure to hit the Reserve / Request to Book button so you can see the final price after taxes and platform commissions. For instance, booking for 5 people offers a 20-30% discount, whereas booking for 16 people may double the standard rate.
*** Any price comparison made without submitting an inquiry through Airbnb or VRBO will not be accurate. Also, ensure to review the Airbnb House Rules section for any additional fees that may apply to your stay (guest house access, damage waiver, pool heat, extra guests & etc)
Availability
The most accurate pricing and availability will always come directly from our managers (via Live Chat / Website), not via Airbnb/VRBO.
Dates may show as available on VRBO/Airbnb, but that doesn’t guarantee a booking— guests can only send an inquiry, and bookings aren’t confirmed without our approval.
Guests often assume a home is available simply because it appears on Airbnb/VRBO, but Airbnb/VRBO does not show our real-time availability. Their calendars don’t show pending or pre approved reservations.
Minimum Stay Requirement
The average length of stay varies by villa or mansion. Please note that during peak seasons, availability for short stays is limited. Please refer to villa pages for minimum stay requirements.
Rental Contract (Via Docusign)
As per our security protocols and for liability and insurance purposes, the main guest / renter is required to sign our rental contract.
Communication With Guests
To avoid conflicts and ensure a smooth stay, we prefer to be in direct contact with the guest during the booking process and their stay.
Cancellation Policy
No refunds for cancellations made less than 90 days before check-in (Reservations are NON-REFUNDABLE during peak season & holidays).
