Event & Filming Inquiry

To help us assist you and provide accurate pricing, please share a brief overview of your plans for the space* and include the following information. We’ll get back to you promptly.

*ATTENDEE (FOOT TRAFFIC): The total attendee/foot traffic count is determined by the entry of each individual onto the property, throughout the entirety of the rental hours. This encompasses yourself, your team, vendors, movers, caterers, crew, talent, hair/makeup, clients, guests, and any others present.

Rules

✔️NO PARTIES: We do NOT accommodate music video shoots, birthday parties, wedding, bachelor(ette) or similar parties.

✔️RENTAL HOURS: 06 am – 10 pm. (including set up & wrap up). All events/productions must conclude by 9 pm.

✔️NO DJ SET UP or SPEAKERS as we refrain from loud or late-night events. You are welcome to use the in-house speakers, keeping the volume at reasonable levels.

✔️AREA ACCESS: Upstairs (bedroom floor) and roof-top deck are OFF LIMITS, unless previous approval was granted. A bedroom (with en-suite bathroom) on the ground floor will be designated for the event holder’s use, and the powder room will be available for both guests and vendors.

✔️OVERNIGHT STAYS ARE NOT ALLOWED (or subject to additional charge). Our property manager is always on premises throughout the event/production.

✔️ON SITE MANAGER: Our property manager is always on premises and is available to assist you throughout the production/event, she makes sure everything goes smoothly.

✔️HOURLY RATE: The rates are determined by factors such as number of attendees, crew size, duration, and more. We work on a per-project basis and welcome inquiries. Our goal is to provide professional and accommodating service tailored to your needs.

✔️REQUIRED INSURANCE (COI): The Guest will need to submit a General Liability Insurance and 3rd Party Property Damage Certificate and showing homeowner’s name and the property address as additionally insured/ certificate holders.

✔️REFUNDABLE SECURITY DEPOSIT: The security deposit amount can vary, but it is often 50% of the location fee. Shall be paid by a credit card.

✔️PARKING: RENTER must use the assigned space only. Special arrangements must be made at least seven (7) days in advance. Depending on the property, you can park up to 3 cars and may unload and load in our driveway. Garage can also be used for load in & out. Street parking requires a permit.

✔️IN-HOUSE CHEF & CATERING SERVICE: Feel free to reach out for more information and to receive a customized proposal.

✔️VALET PARKING: Reach out to receive a customized proposal.

✔️FURNITURE: Furniture can only be moved by LUXJB upon request. Please obtain prior permission to move furniture before/during events/shoots.

✔️TO PREVENT ANY SCUFFING, must have tennis balls on the ends of each stand (tripods & etc) and must bring Ram Board if rolling or dragging any heavy equipment through the house.
